An initial design, with a positively approved preliminary building request, has already confirmed the feasibility of a modern villa concept while adhering to the planning regulations that require a bungalow. The design offers an attractive solution that emphasizes the prime location while also maintaining privacy: The plan includes two bungalow villas on adjacent plots, set on a 1.40 m high pedestal. This elevation provides a unique view of the Rhine from both inside the house and the front terrace. The elevated position and partially green facade also provide privacy from passersby. Natural light can enter the basement through horizontal windows, thanks to the raised ground floor, making the basement usable as living space without being obtrusive. Thus, despite having two usable floors, the impression of a single-story villa is preserved, situated as a "bungalow" in an open, park-like setting.
